Buying a home is exciting. Whether you're buying a starter home or finally making your dream home a reality, it can be a great adventure. It can also be a very time-consuming and costly one if you're not familiar with all aspects of the process.

A Little History

Traditionally, Realtors have represented only Sellers in a real estate transaction.  During the 1980s, states across the country directed that agents must disclose to the Buyers that they legally represent Sellers. Buyers began asking, "Who represents me?" The result was the birth of a service within the real estate industry called Buyer Advocacy or Buyer Agency. Simply stated, Buyer's Agency provides the buyer specific duties. They include fiduciary duties of loyalty, confidentiality, due diligence, and disclosure. You, the buyer, now have someone looking out for your best interest.  

Services I Provide You as a Buyer

    • I show you all available properties within your parameters (unlisted homes, FSBO's-For Sale by Owners, bank repossessions, expired listings, etc.)
    • I can communicate more openly because the information we share will remain confidential.
    • I complete a Competitive Market Analysis on a property and discuss specific market conditions to help determine right pricing and a competitive offer.
    • If needed, I will refer you to a Mortgage Loan Officer who will recommend financing terms and conditions in your best interest.  
    • I negotiate the sale for you in your best interest.
    • I review all clauses in the agreement to purchase to make sure they are written in your best interest.

Things to think about before your search begins  

    • What have you been pre-approved to purchase?
    • What are your wants and needs?
    • What are your leading factors-Schools, Location, Investment Considerations?

Pre-Approvals

It is essential that you and I know your qualifying level. I require that all my clients speak to a lending professional to help determine what you are qualified to purchase.  This not only saves valuable time and energy, but having a pre-approval letter shows a seller that you are a serious and qualified buyer.  It very well may be the difference between a seller accepting your offer over another in multiple offer situations. 

Communication

This is a must!  From our first meeting to the closing table, open, honest communication is vital to a successful outcome. Remember, I represent YOU.  All information is confidential.

he Search

Before I begin my search, I want to know what your wants, needs, dislikes, wish lists as well as other important factors are.  The more I know, the better I am equipped to search for your specific home.  
After creating your profile based on this information, I set you up an automated search.  I am notified via email of any home that meets your profile as soon as it is becomes available and is listed in the Multiple Listing Service, 24/7. I double check to be sure they meet your needs and email them to you. I will gather additonal information and schedule showings on any home that you have interest in. 
I do my best to work within your schedule  for showings.  This is what I do and I value you as my customer.

Home Inspections

Your private home inspection protects your interests, just as an appraiser's inspection protects the lender from whom you'll obtain your mortgage.  Your inspection assures you that the home you're purchasing is what it appears to be.  Any major safety concerns will be addressed and repairs negotiated into the purchase offer.  I can recommend all types of inspectors-whole house, structural, termite, mold, etc.  Contractors and licensed professinals are often called in after the inspections to give estimates on suggested repairs.  I will work to get this done and use the information for any counter offers made within the allotted timeframe.
I also schedule a final walk through a day or so before closing to be sure that any repairs were completed and the house was maintained.

Lending and Title

I am in constant communication with your lender.  I make sure everyone- the Appraisers, Inspectors, Insurance Agents-are getting their jobs done as well as heading off any unforseen obstacles so we can get to the closing table successfully.
Generally, the HUD statement is available for us to examine before going to closing, checking for accuracy and answering any questions.
